The following T&C’s apply for all bookings made direct with us. 

Direct bookings are not subject to any booking fees.

If booking your stay with us is completed through (airbnb) the terms of your booking will be in accordance to what is stated on that particular site’s terms and conditions.

The following Terms and Conditions apply bookings made direct with us for;

Bookings

Minimum stay date periods apply during peak holiday times but we are flexible, so please get in touch.

Our properties are available year round with a minimum 2 night stay. 

This increases to 4 - 7 nights over the following periods:

  • Tasmanian summer school holidays (including Christmas/New Year)

  • Easter

  • Long weekends where a minimum of 3 nights is required

We have the flexibility to add extra beds that can increase maximum occupancy. These are available at a small extra cost please ask.

For all bookings made 12 months in advance, rates may be subject to change (please discuss).


Cleaning charge

Please note that all bookings are subject to a one off cleaning charge per stay, as well as a refundable security bond - see below.

Our cleaning practices are in accordance with our Covid-19 and check in-check out policy below.

Important: Guests are requested to leave the property as it was found to avoid extra cleaning charges. This includes washing dishes, placement of all rubbish in outside bins as provided and cleaning of the BBQ.  You are welcome to strip the beds, however our cleaners will strip the beds and clean the floors as well as a deep clean and sanitisation of the property. Extra cleaning fees may apply if the walls, floors, windows and or linen are excessively dirty.

RED WINE is a killer. It stains bench tops, soft furnishings and carpets and is impossible to remove. For this reason we ask that you do not consume on any areas that risk this occurring.


Security bond   

All security bonds will be processed 1-4 working days prior to check-in, by bank transfer. While bank transfer is our preferred option, We can accept cash for bond payments by special arrangement.  

Bonds will be repaid within 5 business days of vacating the premises. If any claim is being made on the bond, you will be notified accordingly. 

Please note: the time taken to refund the bond can depend bank processing times.

The amount charged for the security bond will be agreed upon at time of booking.


Covid-19 Policy

If government restrictions prevent any booked stay, we guarantee to change your stay dates or if the primary person who has made the booking is diagnosed with COVID within 7 days of arrival to our property, a change of dates.

If any of our guests who are currently staying develop COVID symptoms will need to be tested. If a positive case is detected isolation by that individual or anyone who is deemed as a close contact must abide by the Tasmanian Public Health Guidelines at that time.

Check in/Check out

Check in is available any time after 2pm

Check out is by 10am on departure day. Later check outs may be arranged (depending on other incoming bookings) please see below)

Please note that failure to adhere to the 10am departure time may result in a $50 surcharge.

The above arrival and departure times are essential to enable our cleaning team the necessary cleaning time between guests.

We will always try to accommodate requests for early check-in/late check-out however they are subject to availability (i.e. other bookings in place, cleaners available to accommodate the request, maintenance schedule) and fees may apply. Despite any early applications, approval will only be granted the day before your departure if available. Early requests do not guarantee early access/late check-out unless a full days rate is paid. 


Payments 

A 20% deposit is required to confirm all bookings. 

This is to be paid by direct deposit.

Final payment is due 28 days prior to arrival unless other payment terms have been mutually agreed to. If the booking is made within 28 days of arrival, full payment will be required at time of booking. 

Payment of the deposit fee constitutes the acceptance of the following terms & conditions:

The above holiday homes are NOT to be used for parties, this does also include hens or bucks celebrations, and we DO NOT rent to guests under 21 year old as the primary guest contact.

Noise levels are to be kept to a minimum between the hours of 10pm and 8am daily

Any outside music must be taken indoors after 10pm

The terms & conditions for renting the above outlined holiday home is to be strictly adhered to, as this home is located in quiet residential area and it is important that we respect our neighbours. 

Non compliance to any of the above will result in immediate eviction.


 Liability  

The person making the booking is liable and responsible for the conduct of all guests and also in attendance and staying at the property. The property is let to you in good faith and is strictly for the number of persons stated. You agree to indemnify us against any liability which may attach to the owner as a result of any damage, injury or loss suffered by any person during your stay.


Cancellations

Must be made within 30 days prior to the reservation check in date to receive a full refund (minus the $100 cancellation fee) Refunds for cancellations inside 30 days of the reservation check in date will incur a loss of 20% of the total booking charge. Cancellations made within 6 days of arrival will incur a loss of 100% of the total booking price

All cancellations incur a $100 cancellation fee once bookings have been confirmed. Note: to avoid loss of deposit, monies can be held in credit to put towards new dates.

Keys

Our properties have key safes installed. The location and pin code will be made available to all guests prior to your arrival. 

We also require final payment to have been made, and your credit card details on file for security bond purposes prior to receiving the key safe details. We encourage guests to take a copy of key safe information with them in order to access the property. 

On departure, all keys are to be returned to the key safe, unless instructed otherwise. 

If guests lose keys/remote controls or lock keys inside the property and require access, a call out fee will apply. If keys are not found and locks to properties need to be changed this will be at guests cost. If new remote controls need to be purchased, charges will apply. 

Iif you lock yourself out of the property between 7.30pm – 8am this will result in a call out fee of $50.


Date changes

All date changes are at the discretion of management and may incur cancellation fees as well as rent changes. 

Any additional rent charges due to changes in season or length of stay must be covered by the guest.


Changes made by us as property owners

All bookings are made in good faith of ongoing short term letting by us the owners, however may be subject to change. We cannot accept responsibility for actions outside our control. Reasonable actions will be taken by us to offer alternative accommodation should this occur. If there is no alternative accommodation available a full refund of the amount already paid will be made. 


Damages

In the event of breakages, damages or lost items, we request that the guests contact us to report the incident as soon as possible. Damages will be deducted from security bond.

Should any concerns be found on your arrival, please advise us or it may be considered to be your responsibility and be charged accordingly.


Movement of items at property

We have a strict policy on moving items of furniture (indoor or outdoor) within a property. Movements may cause unnecessary damage to items or floors and can cause excess cleaning charges due to time required for housekeeping. 


No smoking

For the comfort of all our guests, Pier Shack is a NON-SMOKING holiday house, and as such there is strictly no smoking inside the property. Smoking is of course allowed outdoors and all butts must be disposed of in the provided bins.

Any damages or excess cleaning caused by smoking on or inside the property will be deducted from the bond.


Rubbish collection and excess rubbish

Guests are requested that they put all in rubbish into the provided bins at all times. Indoor bins are provided and council provided outdoor wheelie bins are available. If the property is occupied on rubbish collection days, you may be asked to pop the corresponding bin out on the street for collection. In the event that you have excess rubbish, please discuss with management as a local contractor can be called in to remove. Extra charges may apply.


Parking

The property listing outlines the number of cars permitted. You, the person who has made the booking must at all times ensure that yourself and any member of your group do not encroach on neighbours properties during your stay unless invited to do so.

Personal and lost property

No responsibility will be taken for guests personal property. If items are left at the property, we will contact the cleaners to determine whether the items have been located. If located, guests are requested to send postage paid, return addressed envelope to us for the item/s to be returned. Return costs and tracking of items are the responsibility of the guest. 


Animals & pets

Dogs are permitted at Pier Shack & Seas The Day, if pre-arranged with and approved by management. Guests are to agree to our “dog friendly” terms and conditions when a booking is confirmed. 

Permission for dogs is provided on a case by case basis.

We pride ourselves on our commitment to you and your dog to ensure you enjoy a clean, high quality, memorable stay.

In order to make everyone’s holiday as such, we have a Dog Friendly Policy.

Our holiday home is rented by many visitors from many places; some bring dogs whilst others don’t. 

We have beautiful furniture and furnishings to the highest of standards and we ask that you adhere to our more than reasonable Dog Friendly Policy.

We appreciate you reading and following our Policy before making a reservation.

  • Dogs must be appropriately treated for fleas and not registered as a dangerous dog.

  • Maximum of one dog per booking (unless pre-approved)

  • Your dog is allowed under supervision in the living areas of the house (hard floors only).

  • Your dog is not allowed in bedrooms, on any carpeted areas (including floor rugs) or on any furniture.

  • Guests will be held responsible for any damage that their dog causes.

  • Please do not leave your dog alone for periods longer than 2 hours when you go out.  Please take them with you.

  • Please do not allow your dog to bark incessantly. Please respect our neighbours.

  • Please clean up after your dog and make sure droppings are securely wrapped in bags before placing into wheelie bin! Our council supplies bags at bins at all popular dog exercise areas around Bridport.     

  • Please be sure to wash or brush off sand before allowing your dog indoors.

  • You will need to bring your own pet bedding; we do not supply a kennel but Pier Shack does have an undercover outdoor area (please ask).

  • Please do not use crockery for animal use, please bring your own pet bowls.

  • A Pet Bond of $200 applies to all bookings. 

If extra cleaning is required or any damage caused, this will be taken from the bond (receipts supplied to you).

Any non-compliance to our policy could result in immediate eviction without refund.

While all care is taken on providing safe a safe area for your dog, we accept no responsibility for death of, loss of, injury or sickness to pets during the accommodation period. Full and sole responsibility for the pet and its actions lie with the pet owner, and upon acceptance of terms and conditions that no legal action will be taken against the landlord and no discussion will be entered into.

Your Pet Bond will be refunded to you within 5 business days of vacating the property.
